Project Summary
Atlantic served as Prime Contractor for the structural and MEP rehabilitation of three large, occupied WMATA parking garages. The project required comprehensive planning, safety management, and coordination to maintain full commuter operations throughout construction.
Scope Highlights:
- Structural Concrete Repairs: Full column replacement, jacking, and restoration of over 80% of load-bearing members in post-tensioned slabs.
- Waterproofing Systems: 500,000 SF of traffic coatings, 500,000 SF of silane sealers, and 100,000 LF of sealant replacement.
- Crack Injection & Concrete Repair: 60,000 LF of crack injection and 15,000 SF of concrete restoration.
- Barrier Cable Replacement: 12,000 LF of new barrier cable installation.
- MEP & Specialty Trades: Electrical, plumbing, excavation, striping, doors, and engineering coordination.
Atlantic self-performed over 70% of all work with in-house crews, managing 12 specialty subcontractors and performing 100% of project supervision, safety, and quality control. Detailed phasing and traffic control plans preserved parking capacity, ADA access, and pedestrian safety, with many operations performed at night or off-hours to avoid disruption. Despite a 32% increase in contract value, Atlantic delivered all three garages one month ahead of schedule, with zero recordable safety incidents and full compliance with WMATA and federal labor standards.
